Crew housing for Red Oak data center construction
What is happening locally
DataBank’s Red Oak campus covers nearly 300 acres on Batchler Road, about 20 miles south of Dallas. It is planned for eight two-story buildings and a 400-megawatt substation. On a typical workday 1,500 to 2,000 workers are on site, with Rogers-O’Brien Construction and Yates Construction leading the first phase, and the first four buildings follow a staggered schedule.
An eight-building campus means years of trade work after the first phase. Ellis County sites close to Dallas often require HUD-code units and a special-use permit, so plan the code type and the site before you order.
Permits and site
Zoning is stricter close to Dallas. Inside Red Oak or nearby cities, expect zoning review and possibly a special-use permit, and HUD-code units may be required. Rural Ellis County sites have more flexibility. Our team handles permits, delivery, and setup from start to finish.
Suggested units
- Electrical or mechanical crew of 40: 8 × 5-bed crew units
- Supervisors on a 2-year build: 4-suite full-kitchen units
- Sites that require a HUD label: HUD-code 5-bed units

Owning vs. hotels in Ellis County
To compare against hotels, look up the federal lodging rate for Ellis County with the GSA per diem lookup; GSA publishes it by county and fiscal year as a public benchmark, not a hotel quote. Then see buy vs. lease vs. hotel and what drives cost per bed.
Delivery
Built in Breckenridge, Texas and delivered factory-direct, with no broker markup. Red Oak is about 141 road miles from the build site. We deliver, set, and connect the units under one contract. Units are built to order. Ask about current availability.

Common questions
How many workers are building the Red Oak data center?
DataBank says 1,500 to 2,000 workers are on site on a typical workday during the first phase of its Red Oak campus (July 2026).
Do crew units need to be HUD-code near Dallas?
Often. Cities close to Dallas tend to require HUD-code units and a special-use permit. We build both HUD-code and non-coded crew units.
How far is Red Oak from where the units are built?
About 141 road miles from Breckenridge, TX. Units travel to Ellis County as oversize loads, and we set and connect them on site. Inquire for a quote and current availability.
